I listened to a podcast this morning and more than sixty percent of all the real estate transactions  in Maryland last month were CASH buyers! Now I don’t know what the percentage is in Utah, but his is crazy, its staggering, especially when mortgage rates are so low right now.

The cash buyer trend shows some interesting things with the real estate market:

1. Real Estate Investors are back. Many cash buyers are real estate investors.

2. People don’t have anything better to invest their money in right now. When you consider that 15 year fixed mortgages can be obtained in the 3% range, you know that home buyers feel that their mortgage interest savings are better than any other investments they can get right now.

While home sales were up, prices were down. More Box Elder County homes sold, but they had a lower price tag than homes over the past couple years. The average sales price last year for homes in Box Elder County was $155,517. In 2009 the average sales price was $159,110, and in 2008 the Box Elder County Homes sold for an average of $169,369. While average sales price was down, the median sales price actually increased slightly from $144,500 in 2009 to $145,000 last year.

Still, the real estate market in Box Elder County is very slow. Right now there are nearly 400 residential homes for sale. At the third quarter sales pace, this is more than 15 months of active inventory.

Home prices for Box Elder County Real Estate have also seen a decline over the past year. The average sold price during Q3 was, $141,950. This is down by more than $10,000 from a year ago. In 2007 the median sales price was more than $162,000.

NNHC Has special relationships with many lenders. They understand the HAFA program, they can better get lenders to cooperate with people facing foreclosures.

The Neighborhood Non Profit Organization examines each situation and goes through things like budgeting, and general finance as well as explains the different options home owners have. They also know how different lenders work, and what each individual bank wants to see. They can give advice towards encouraging a short sale, getting a loan modification, or a deed in lieu of foreclosure. While home sales in Box Elder County were up, homes were selling for a lot less than what the sellers originally wanted. From the 42 Box Elder County Homes that sold during March, on average sellers got just 83% of their original list price. Some Box Elder County buyers probably got some pretty good deals. The median price of homes sold in March was $148,750 while the average sold price was $173,313.

Inventory of homes in Box Elder County is up as well. Currently, there are 385 residential homes for sale in Box Elder County Utah. At March’s home sales pace, this is just over nine months of active real estate inventory.

The Average $ Per Square Foot has gone up slightly despite the decline of home sales this January. In December the Average $ Per Square Foot was $67 and in January it went up slightly to $70 Per Square Foot

The Average Sold Price this month for homes for sale in Box Elder this January was $160,377 which is almost a $20,000 more than last months Average Sold Price. It has also been the best Average Sold Price since July 2009.

Just, 283 residential homes sold in Box Elder County last year. This is down 40% compared with 2008 when 468 residential real estate listings sold. Home prices were also substantially down. The median home price in 2008 was $144,500, down 7.4% from the year before.

These home prices will likely decline more as there is a large surplus of homes on the market. There are currently 314 homes for sale in Box Elder County Utah. At last years sales pace, this is 13.3 months of active real estate inventory.

The individual cities within Box Elder County all followed similar trends; home sales and prices were down.

Brigham City Real Estate – Home Sales in Brigham City were down 38%. 122 homes sold compared with 197 in 2008. The median point of homes sold was $139,000, down 6.68% from a year ago. There are currently 102 homes for sale in Brigham City; representing 10 months of active inventory.

Tremonton Utah Real Estate – Tremonten has seen the steepest decline in home sales over the last two years. Last year home sales were down nearly 44% in tremonton. The median sold price of $144,838 was 8.33% less than it was a year ago. There are currently 79 homes for sale in Tremonton Utah; 14.81 months of real estate inventory.

Garland Utah Real Estate – Garland Utah has nearly 18 months of real estate inventory based on the 19 homes that sold last year. There are currently 28 homes for sale. The median price of homes that sold in Garland plummeted by more than 20%. This doesn’t mean that Garland home prices are down this much, just that the homes that sold were of the more affordable variety.

Willard Ut Real Estate – Home Sales in Willard were down 33%, but prices were just slightly down from their averages in 2008. There are 39 homes for sale in Willard, and 23 homes sold last year giving Willard 10.9 months of inventory.

Perry Utah Real Estate – 23 homes sold in Perry during 2009, no where near the 77 that sold just two years previous. Perry currently has 29 homes for sale, and more than 20 months of inventory at last years home sales pace.

It looks like it will be more than a year before the Box Elder County Utah Real Estate Market really turns around.
